Real Estate Salesperson in Vermont since July 1988.
I passed my real estate salesperson exam on the first round and
immediately took the Broker exam and passed the same day. Most applicants
fail the salesperson exam the first time.
REALTOR
Not everyone practicing real estate must be a REALTOR. This designation
implies an ethical code and practice within guidelines of ethical and
moral treatment of all parties. Stress is on education and ethics.
Real Estate Broker in Vermont as of 1990.
At the time of my license you had to wait two years and have at least five
sales to qualify for a broker license. As a broker I qualify to open my
own office. I am best at sales so choose to work under Erich Hoyer,
Principal Broker at Brattleboro Area Realty, Inc. Erich is an excellent
manager, David Putnam and Kristen Ziter Taylor, our other associatea are
top notch Realtors. So, I love the small but vibrant atmosphere we create
in our office.

I passed the exam on the first round. You, at that time, had to wait one
or two years to practice in a state other than your home state.
GRI I, II, III
Graduate of the Real Estate Institute. Erich stresses education. GRI is
the prerequisite for other higher designations. It was a week of courses
for each designation and a test followed. Few realtors in this area have
this designation.
CRS 1997
Certified Residential Specialist (CRS). Higher education for realtors.
When I took this designation you had to be in the business at least five
years, closed a certain number of homes (75), have completed the GRI, take
several courses and pass a test. In Brattleboro there are only three
Realtors listed with this designation. Those three are all here at
Brattleboro Area Realty.
CBR 1999
Certified Buyer Representative. Levels One and Two. Two course on the
ethics, problems and client relationships specific to buyer
representation, known as buyer brokering. I was the only broker allowed to
take level two before level one. The educators looked at my record and
since both were offered the same day, I was allowed to participate in the
level two then take level one. Consisting of passing a test in both
classes before the designation was awarded.

I was the recipient of â The Partner In Affordable Housing Awardâ given by
Vermont Home Finance Agency. The award was given âIn grateful recognition
of your support of affordable housing opportunities in your community.
BUSY BEE AWARD
Presented by the Brattleboro Chamber of Commerce for community
achievement.
REFERRALS
I receive numerous referrals for new buyers and sellers as well as from
past customers and clients.
Cendant Mortgage, Coldwell Banker, Prudential, ERA, local attorneys, local
brokerage houses, local bankers, local professionals and USDA send
referrals on a regular basis. Other licensed agents have also been known
to send referrals to me when their area of expertise is limited.
TECHNOLOGY
Technology is the key to success in this business today. I have used the
MLS and internet technology available and have 203 auto email clients and
customers. Plus customers who are not internet capable.
CLOSINGS
The true measure of a broker is the number of closings. If you cannot
bring a party to the table for closing you are not successful in your
business. I have repeatedly been the number one closer in this area for
several years and in the top few of the state. I have consistently closed
more than 65 homes a year and last year was 68 ( I have to check with
Erich and Angela on this as they always do the final count). Already this
year, I have had 21 closings. Totaling over 2.8million in sales. Another
1.7m ready to close, and about 15 more in various stages of contract.
In short, I chose to hang my license at Brattleboro Area Realty with Erich Hoyer. It was a gamble that we took on each other. I believe I am the winner of the risk I took almost 18 years ago. No other office in either system stresses the importance of education as greatly as does Erich. There is no competitor in our area who has encouraged the education levels listed above. Erich is constantly updating our technology and keeps us on a cutting edge with our website and availability on the internet. Because of our training and constantly improving our marketing technology, we are truly competitive.
